SF’s 27-Year-Old Muddy’s Coffee House to Close Permanently

Mission District ’90s era coffee house ends lease early, closing on February 25th

Thanks to Mission Local for sharing the sad news that Muddy’s Coffee House near 24th and Valencia in San Francisco has announced it is planning to close on February 25th after 27 years in business.

The owners (who also run the similarly-named Muddy Waters Coffee House on Valencia and 16th which remains open) say they were only making 20% of what they were making pre-pandemic and found a way to end their lease early. The closure comes after the owners failed to negotiate a rent reduction with their landlord.

  • Closing: Muddy’s Coffee House / 1304 Valencia nr. 24th Street – open 7a-Noon until Feb. 25, 2021 
  • Still Open: Muddy Waters Coffee House / 521 Valencia nr. 16th Street
