Plus the project will utilize 75,000 square feet for retail and 300,000 square feet for office space across three buildings. The plan also features a host of access improvements such as wider sidewalks and more crosswalks. The project also includes a 400-space parking garage, netting a loss of 51 parking spaces total with the new plan.
The design also features plazas, a massive art wall dedicated to local artists, pedestrian walkways connecting to the BART station, as well as streetscape improvements on 7th St, 5th St, Mandela Pkwy, and Chester St.
The transit-oriented development will be built on the parking spaces at the West Oakland Station. While some existing ridership will be lost due to reduced parking, BART’s latest analysis suggests 55% of displaced parkers will continue to take BART. The plan will be a net gain for BART ridership as 1,237 new daily trips are expected to be generated by the development.
The project includes three development areas:
- Development Area T1: 30-story, 320-ft tall high-rise building with 500 market-rate residential units, 82,460 sq ft of office, and 17,185 sq ft of ground floor retail
- Development Area T2: Surface plaza with 7,670 square feet of retail under the BART tracks
- Development Area T3: 7-story, 80-ft tall mid-rise residential building of 240 affordable multi-family units and 22 residential duplex units and 15,200 sq ft of ground floor retail
- Development Area T4: 8-story, 100-ft tall mid-rise commercial office building with 300,000 sq ft of office and 30,800 sq ft of ground-floor retail
